For buyers and sellers in Baton Rouge, Zachary, Central, Prairieville and across the capital region.

Most home sales in south Louisiana include a wood destroying insect report. The wording can be confusing. Here is what the common terms usually mean. The licensed inspector who wrote the report is the best person to explain your specific findings.

Findings

Active infestation — Live termites or other wood destroying insects were found. Treatment is needed. See termite control.

Evidence of previous infestation — Old damage or tubes were found, but no live insects. Ask whether the house was treated and whether a contract transfers.

Visible damage — Wood damage was seen. A contractor may need to assess repairs.

Termite types

Subterranean termites — Native termites that live in soil and travel through mud tubes.

Formosan termites — An invasive subterranean species with large colonies, common in south Louisiana. More: Formosan termite swarm season.

Drywood termites — Termites that live inside wood without soil contact; less common here.

Conditions

Conducive conditions — Things that attract termites: wood touching soil, leaks, poor drainage or mulch against siding.

Inaccessible areas — Parts of the house the inspector could not see, such as behind finished walls or under some slabs.

Previous treatment — Signs that the house was treated before, such as drill holes in a slab or bait stations.

Contracts

Ask whether an existing termite contract can transfer to the new owner and what it covers. Many companies offer renewable contracts with yearly inspections. Moisture and flood history matter too; see pests after a flood.

Reports often mention moisture, because wet wood and leaks draw termites in the first place. Fixing gutters, plumbing leaks and grading around the house is usually part of the recommended work, and it protects the home long after the treatment.
